What to Expect at Your Real Estate Closing

A Real Estate Closing is the meeting at which money changes hands, title to property is transferred, and all of the loose strings are tied together. The Closing is typically conducted by an attorney hired by the buyer, who is responsible for the closing documents and disbursement of funds. While the Closing is the most important step in buying or selling property, the meeting usually only lasts a little over an hour.

 

Once the Real Estate Closing begins, the closing agent reviews the mortgage and promissory note before having it signed by the buyers. The buyers and sellers then sign the settlement sheet. Finally, the buyers sign any and all loan documents, submit a check to cover closing costs, and provide the closing agent with the check for the mortgage (typically funded by a lender).

 

After the Closing, the closing agent files the mortgage and deed to the property at the proper government offices. The agent or attorney also disburses funds to any parties to the Real Estate Closing to whom money is owed.
